Public Notice of 2025 Waiting List Opening and Closing
The North Charleston Housing Authority (NCHA) will officially open the following waitlist on Thursday, July 10, 2025, at 9:00 a.m. in the following manner:
- In person at Birchwood Apartments located 2001 Stokes Avenue, Bldg 900 North Charleston, SC 29406 between the hours of 9:00 am and 12:00 pm or 2:00 pm and 4:00 pm
- Online at 9:00 a.m. at www.northcharlestonhousingauthority.org
The NCHA Low Income Housing Tax Credit Housing (LIHTC) Wait List(s) that will remain open until the limit is met:
- Birchwood: 3-bedroom LIHTC units (limit 100 or until units are filled)
Birchwood Low Income Housing Tax Credit (LIHTC) Program is governed by the Internal Revenue Service (IRS). Each adult must submit a separate application and a $35 a non-refundable application fee (money order made payable to Birchwood).
If you are going to use a housing voucher, it must be ported to the North Charleston Housing Authority upon eligibility for Birchwood. The security deposit will be the same as the contract rent ($1,515).
Applications will be processed on a first-come, first-served basis in person. In addition to the application fee, all applicants must bring legible copies of the following for all household members: valid state issued identification or driver license for all adult applicants (18 years of age and older); state issued social security cards and long form birth certificates; Income: last 9 pay consecutive paystubs, Benefit Award letters (SS, SSI, etc); court order for state issued child support and 12-month itemized print out; 12 month unemployment print-out; Assets: last 6 months bank statement for all pre-paid/debit card accounts, checking and savings accounts (including Chime, Cash App, Direct Express, etc.)
OCCUPANCY STANDARDS
Birchwood will assign one bedroom for each two persons within the household, except in the following circumstances:
- Persons of the opposite sex (other than spouses, and children under age 5) will not be required to share a bedroom.
- Persons of different generations will not be required to share a bedroom.
- Live-in aides will be allocated a separate bedroom. No additional bedrooms will be provided for the live-in aide’s family.
- Single person families will be allocated a zero or one bedroom.
- Foster children will be included in determining unit size.

If you are a person(s) with disabilities that limits your ability to access the online pre-application process, please visit Birchwood in person on Thursday, July 10, 2025, between 10:00 a.m. and 12:00 p.m. to request a reasonable accommodation.
Person(s) interested must complete the on-line application at www.northcharlestonhousingauthority.org . After you have successfully applied, you will receive an email receipt if you have provided a valid email address.
Placement on the waiting list does not indicate that the family is, in fact, eligible for assistance. A final determination of eligibility will be made when the family is selected from the waiting list.
